How to Create a Captivating Home Listing

Selling your home can be incredibly difficult, especially if you’re determined to do it by yourself and without a real estate agent. While there are certainly several tricks of the trade in order to make your home more appealing to potential buyers, one of the most important tricks up your sleeve is your home’s listing. This is the one piece of advertising that you need to truly wow people to get interested in your lovely home for sale. So, how can you make your home listing captivating for buyers?

Make Sure Your Photos Impress

One of the best ways to convey the beauty of your home is to have wonderful photos in your listing. They always say that a picture is worth a thousand words, and this is especially true when it comes to selling your home. Invest in a high resolution camera if you don’t already own one and take your photos during the daylight on a sunny day so that you have plenty of natural light. Try not to use the flash, which can reflect poorly off of shiny surfaces. Take several photos of each room and from different angles. You won’t know what will look the best until you’re looking at all of them. Before you take your photos, make sure to remove clutter from around your home. No one wants to see photos of all of your personal belongings. Also, do not ever use a fish-eye lens to take photos. These tacky photos pollute many Kijiji listings and they don’t make the home look more attractive.

If you’re posting your listing online, it is okay to attach even more photos so that buyers can get the full picture of your home.

Give Your Home Character

You need to have captivating words to accompany your winning photographs, so make sure to use words with happy connotations, such as charming (but don’t ever use quaint, many people think it just means “small”), warm, sunny, and much more. If your home is very modern and contemporary, you should still play up the warmth aspect so it doesn’t feel so clinical and stark. Also, make sure you play up any additional features that make your home unique.

Share Your Home Listing

Make sure to tweet and make a Facebook post or two about your home listing so that others can see it and share with their friends. The more eyeballs that are on your listing, the better chance you have to selling it quickly. Feel free to even create a video tour of your home and post it to YouTube.

Include the Price

Most importantly to creating a winning home listing is including the price. This is the most crucial aspect of your listing. People want to know how much your home is. Don’t make them guess. Make sure you include an email address and a phone number where buyers can easily reach you.

Although selling your home can be difficult and time-consuming, with a captivating home listing, you’ll be well on your way to selling your home in no time.
